What is a early move-in agreement?
Tenants and buyers often ask to move in a few days or weeks before the lease starts or the sale completes. It can suit everyone, but it raises questions: who pays for those days, who insures what, who pays the bills, and what happens if the lease or sale doesn't go ahead.
This template works for both situations. It records the main lease or purchase contract and the early date, an optional occupation fee, condition at handover with meter readings and photos, utilities, insurance on both sides, any restrictions (for example no alterations before completion), and the process if the main agreement ends. It keeps both parties' rights under the main agreement intact.

Tips Before You Send It
- For a sale, check that the seller's insurer and lender are happy with early occupation.
- Take dated photos and meter readings at handover — the agreement asks for them.
- Keep restrictions simple; a buyer who hasn't completed shouldn't start renovating.
- Store the signed agreement in Files with the lease or purchase contract.

Early move-in agreement: frequently asked questions
Does early occupation mean the buyer accepts the property's condition?
Not by itself. The agreement says early occupation doesn't mean the buyer has accepted the condition for completion unless the main contract says so.
What if the sale or lease falls through?
The occupant moves out within the time the law allows after written notice, paying a daily fee until then, and leaves the property as it was at handover. The agreement doesn't remove any legal protection the occupant has.
Who insures what?
The owner keeps the buildings insurance; the occupant insures their own belongings and holds liability cover for the early period.
Is an e-signed early move-in agreement valid?
Electronic signatures are generally accepted for ordinary agreements like a early move-in agreement in the US (ESIGN Act and UETA), the UK, the EU (eIDAS) and Canada, though local rules can add requirements. VergeHR keeps an audit trail and a Certificate of Completion with the signed PDF.
