What is a landlord notice of entry?
Most places require a landlord to give advance written notice before entering a rented home, except in an emergency. A notice of entry gives the tenant the date, a time window, the reason and who will come in, and records that the notice was given.
This template covers the common reasons — repairs, routine inspections, viewings for new tenants or buyers, safety checks, pest control and meter readings. You choose whether the tenant needs to be present, list anything they should do beforehand, and give a contact to rearrange. It sets out how entry will be made respectfully and that the landlord gets no wider right of entry than the lease and the law allow.

Landlord notice of entry: frequently asked questions
How much notice does a landlord have to give?
It depends on local law and the lease. The template doesn't set a period; the Help text asks you to check it, and the notice says it gives no wider right of entry than the law allows.
Does the tenant have to sign?
The tenant's signature is an acknowledgement of receipt only. It doesn't waive any right. If the tenant doesn't sign, VergeHR's audit trail still records when the envelope was sent.
What about emergencies?
This notice is for planned visits. It says that nothing in it limits entry in a genuine emergency, as the law permits.
Is an e-signed notice of entry valid?
Electronic signatures are generally accepted for ordinary agreements like a notice of entry in the US (ESIGN Act and UETA), the UK, the EU (eIDAS) and Canada, though local rules can add requirements. VergeHR keeps an audit trail and a Certificate of Completion with the signed PDF.
