What is a lease renewal agreement?
When a fixed-term lease is coming to an end and the landlord and tenant both want to carry on, there is no need to draft a whole new lease. A lease renewal agreement extends the existing one for a new term and records only what changes — usually the dates and the rent, sometimes the deposit or a new rule such as allowing a pet. Everything else in the original lease keeps applying, so both sides know exactly where they stand.
This short template identifies the original lease and when its current term ends, sets the renewal term's start and end dates, and records the new rent (optionally showing the old rent too). You choose whether the deposit carries on unchanged or changes to a new amount, with the difference paid or refunded by the start of the new term, and what happens when the renewal term ends — rolling on month to month or ending. You can list other changed terms one per line, and each side confirms it isn't aware of any breach by the other. It works for residential and commercial leases.

Using the lease renewal agreement, step by step
1 Identify the lease
Enter the landlord, tenant, property address, the date of the original lease and when its current term ends.
2 Set the new term and rent
Enter the renewal start date (usually the day after the current term ends) and end date. Add the new rent and, if you like, the current rent so the change is shown. Check any local rules on notice and limits for rent increases.
3 Deposit and what happens next
Choose whether the deposit carries on unchanged or changes to a new amount. Choose whether the lease continues month to month or ends when the renewal term is over.
4 List changes and send
Add any other changed terms, one per line, and the governing law. Send it to the tenant to sign well before the current term ends.
Tips Before You Send It
- Start the conversation a few months before the lease ends — and give any rent increase notice the law requires.
- Keep the renewal with the original lease; together they are the full agreement.
- If you are changing a lot, a new lease may be clearer than a long list of changes.
- Where the deposit must be protected or registered, check whether the renewal requires updated paperwork.

Lease renewal agreement: frequently asked questions
Do we need a new lease to renew?
No. This agreement extends the existing lease for a new term and records what changes. All other terms of the original lease — and any earlier amendments — continue to apply, and if they conflict with this renewal, the renewal wins.
Can the rent go up on renewal?
Usually, yes — that is often the main reason for a renewal. Some places limit how much or how often rent can rise and require written notice first; the landlord confirms in the agreement that it has given any notice the law requires.
What happens at the end of the renewal term?
You choose: the lease continues month to month on the same terms, or it ends unless you agree another renewal. Local law may decide what happens if the tenant stays on.
Is an electronically signed lease renewal valid?
Electronic signatures are generally valid for ordinary lease renewals in the US (ESIGN Act and UETA), the UK, the EU (eIDAS) and Canada. Some longer leases must be signed in a particular form, witnessed or registered, so check the local rules. VergeHR keeps an audit trail and a Certificate of Completion with the signed PDF.
