What is a handyman services agreement?

A handyman services agreement covers the everyday jobs that are too small for a renovation contract: hanging a gate, patching drywall, assembling furniture, fixing a dripping tap. A one-page written agreement keeps everyone clear about the job list, how the time is billed and what happens when a quick fix turns out to be a bigger problem.

This template lists the jobs and the start date, then lets you charge by the hour (with an optional estimate you'll warn about before exceeding by more than 20%) or a fixed price for the list. It covers materials at cost or with a handling charge, a minimum call-out fee, payment timing, stopping to ask when hidden damage turns up, and a clear line that electrical, gas, structural and other regulated work goes to licensed trades. It ends with a workmanship guarantee, rescheduling and cancellation, and a liability limit.

2 Choose how you charge

Pick an hourly rate (and optionally estimate the hours) or a fixed price. Add a minimum charge or call-out fee if you use one.

3 Set materials and payment

Choose whether materials are charged at cost, at cost plus a handling charge, supplied by the client or included in a fixed price, and when payment is due.

4 Add your guarantee and send

Set the workmanship guarantee period (90 days is pre-filled) and the governing law, then send it to the client to sign.

Tips Before You Send It

  • Number the jobs — it makes the invoice and any 'that wasn't on the list' conversation much easier.
  • Check whether your area requires a licence or registration for home repair work above a certain value, or for specific trades.
  • Keep receipts for materials; the default option bills them at cost with receipts.
  • Text a quick photo when you find hidden damage — the agreement says you'll stop and explain before going further.

Handyman services agreement: frequently asked questions

What if a job takes longer than I estimated?

The estimate is not a cap, but you agree to tell the client before going more than 20% over it. Hidden problems such as rot or damaged pipes are explained and priced before you continue.

Can a handyman do electrical or plumbing work under this agreement?

Only work you're qualified and, where required, licensed to do. The agreement says regulated work that local law reserves for licensed trades will be referred to a suitable professional.

How is this different from the home renovation contract?

The home renovation contract is built for larger remodels with permits, payment stages and change orders. This one is for a list of small jobs, often done in a day or two and paid on completion.

Is an e-signed handyman agreement valid?

Electronic signatures are generally valid for ordinary service contracts in the US, UK, EU and Canada. Where consumer law gives homeowners a cooling-off right, the agreement says that right still applies. VergeHR keeps an audit trail with the signed PDF.
