What is a temporary rent reduction agreement?

Sometimes a landlord agrees to take less rent for a while — a tenant has lost income, part of the property is out of use during repairs, or a business tenant is going through a slow season. Without a written record, it's easy to argue later about whether the difference was forgiven or just postponed.

This template records the reason, the reduced rent and the period it applies, and whether the difference is a true reduction, a deferral with a repayment plan, or a conditional reduction that becomes repayable on breach. The normal rent returns automatically at the end, the lease is otherwise unchanged, and any rights the tenant has to compensation for disrepair are kept.

  • For a deferral, set realistic instalments the tenant can manage on top of the normal rent.
  • If arrears already exist, deal with them separately — consider the rent arrears repayment agreement.
  • Keep the signed agreement with the lease in Files so the end date isn't forgotten.

Temporary rent reduction agreement: frequently asked questions

Does the normal rent come back automatically?

Yes. From the day after the reduced period ends, the normal rent applies again without further notice. Any extension must be agreed in writing.

Does this change the rent for future reviews?

No. The agreement says it is not a rent review and does not set the rent for any future review.

What about rent already owed?

Arrears from before the reduced period stay payable unless you agree otherwise in writing.

Is an e-signed rent reduction agreement valid?

Electronic signatures are generally accepted for ordinary agreements like a rent reduction agreement in the US (ESIGN Act and UETA), the UK, the EU (eIDAS) and Canada, though local rules can add requirements. VergeHR keeps an audit trail and a Certificate of Completion with the signed PDF.
