What is a storage space rental agreement?

A storage space rental agreement is what you sign when someone pays to keep their belongings in your space — a self-storage unit, a spare garage, a barn or shed, a corner of a warehouse, or an outdoor spot for a car, boat or trailer. It makes clear that the renter is only storing things, that the goods stay at their own risk, and what happens if the fee stops being paid.

This template covers the space and how it may be used, a month-to-month or fixed term, the fee, late fee and deposit, access hours and who holds the lock, a list of prohibited items (fuel, chemicals, perishables, stolen goods and more), when the owner may enter, insurance and liability, what happens when fees go unpaid, and moving out. Because many places have specific laws on storage — especially on the notices required before stored goods can be sold — the agreement defers to local law on those points rather than setting its own sale process.

Using the storage space rental agreement, step by step

1 Describe the space and access

Choose the type of space and identify it precisely — unit number and approximate size. Set the access hours, how the renter gets in (gate code, key, text first), and whether the renter uses their own lock or you keep a spare key.

2 Set the term and fees

Pick month to month or a fixed term, the notice period to end it, the fee and when it is due. Add a deposit and a late fee if you use them — some places cap storage late fees, so check before setting one.

3 Decide on insurance

Choose whether the renter must insure their goods or is only advised to. Optionally set a maximum total value that may be stored, so no one leaves goods worth far more than the space was meant for.

4 Get good contact details and send

Enter the renter's full address and an alternate contact. If the fee goes unpaid, local law usually says where and how notices must be sent, so accurate details matter. Then send it for signature — both parties initial every page.

Tips Before You Send It

  • Take dated photos of the empty space before the renter moves in, and again when they move out.
  • If you are a homeowner renting out a garage, check your home insurance and any local rules on renting out part of your property.
  • Never sell or throw away a renter's goods over unpaid fees without following the local legal process exactly — the agreement deliberately leaves that to local law.
  • Keep a list of who has keys or gate codes, and change codes when a rental ends.

Storage space rental agreement: frequently asked questions

Can I sell a renter's belongings if they stop paying?

Possibly, but only as the law of the place where the space is allows. Many places give storage owners a lien over stored goods, with strict rules on written notices, waiting periods and how a sale is advertised and run. The template says the owner will follow those rules and return any surplus to the renter; it does not create a shortcut around them.

Is the owner responsible if stored goods are damaged or stolen?

Under the template the goods are stored at the renter's risk and the owner is not liable for loss or damage unless caused by the owner's negligence or deliberate act, to the extent the law allows. That is why you can require the renter to insure the goods.

Is this a lease?

It is a rental of storage space only. The renter may not live in the space, run a business from it or connect utilities without consent, and the owner does not take custody of the goods.

Is a storage agreement signed online valid?

In most countries, including the US (ESIGN Act and UETA), the UK, the EU (eIDAS) and Canada, an electronic signature is generally valid for an ordinary rental contract like this one. VergeHR keeps an audit trail and a Certificate of Completion with the signed PDF as evidence of who signed and when.

Is this template free?

Yes. The template is free to use with the eSignature app in VergeHR, and the renter doesn't need a VergeHR login to sign.
