What is a junk removal agreement?

A junk removal agreement covers house clearances, garage and basement clean-outs, estate cleanouts and furniture removal. Two things matter most: that only the right things leave, because loaded items are usually gone for good, and that the person asking for the clearance actually has the right to dispose of them — a real issue with estates, rentals and shared homes.

This template lists the items to remove and the items not to remove, asks the customer to walk through or mark items and check drawers and pockets for valuables, and records their confirmation that they own the items or are authorised to dispose of them. It lists hazardous items you won't take, sets out recycling and donation, and lets you price by truck volume, fixed price or hourly with surcharges for mattresses, appliances and tyres — confirmed on site before loading, with the customer free to decline.

4 Send for signature

Tips Before You Send It

  • Tag items to keep with coloured tape and mention the colour in the 'not to be removed' field.
  • For estates or rentals, ask who is signing and in what capacity — executor, landlord or manager — before you load anything.
  • Confirm the final price on site before loading; the agreement promises it and lets the customer decline.
  • Keep disposal and recycling receipts in case anyone asks where items went.

Junk removal agreement: frequently asked questions

Can a landlord use this to clear a former tenant's belongings?

The customer confirms they're authorised to dispose of the items, for example as a landlord after the proper process. What that process is — notices, storage periods — depends on local law, so landlords should follow it before booking the clearance.

What items won't the company take?

Hazardous materials such as chemicals, solvents, wet paint, asbestos, medical waste, ammunition, gas cylinders and fuel, and anything that can't lawfully be carried or disposed of. Appliances with refrigerant, electronics, tyres and mattresses may carry surcharges.

What if there's more junk than expected?

The company confirms the price on site before loading. If there's more, or it's heavier or harder to reach than described, the company gives a revised price and the customer can decline without charge, apart from any agreed call-out fee.
