What is a salon booth rental agreement?

A salon booth rental agreement (also called a chair rental agreement) is used when a salon or barbershop rents a station to a self-employed stylist, barber, nail technician or other beauty professional. The renter pays a fixed rent and runs their own business from the booth — their own clients, prices, schedule and payments — while the salon provides the space and shared facilities.

The template covers the renter's independent status, the booth and what's included in the rent, working hours and keys, rent, late fee and deposit, who supplies products and tools, retail sales and bookings, professional licences, hygiene and safety, liability insurance, the salon's own responsibilities, ending the agreement, and what happens to client enquiries after the renter leaves. It notes that whether someone is truly independent depends on the facts and local law, not only on the paperwork.

Using the salon booth rental agreement, step by step

1 Describe the booth and services

Say which station or chair is rented, what services the renter will offer, and what else the rent includes — basins, dryers, waiting area, utilities, Wi-Fi.

2 Set the rent and term

Enter a fixed rent per week, fortnight or month and when it's due, plus any late fee and deposit. Choose a rolling agreement or a fixed term, and the notice either side must give.

3 Products, retail and bookings

Choose who supplies products, whether the renter may sell retail (their own or the salon's on commission), and whether they use their own booking system and card terminal or your front desk.

4 Licences and insurance, then send

Add the renter's licence number if one is required locally and set a minimum liability insurance amount. Send it for signature and ask for proof of cover before they start.

Tips Before You Send It

  • Booth renters are independent businesses — let them set their own prices and hours. Controlling how they work can make them look like employees.
  • If you pay a stylist a share of what they earn instead of charging rent, a commission agreement fits better.
  • Ask to see the renter's professional licence and certificate of insurance before their first client.
  • Agree who owns client records up front; this template says the renter keeps their own clients.

Salon booth rental agreement: frequently asked questions

What is the difference between booth rental and commission?

In booth rental the stylist pays the salon a fixed rent and keeps what their clients pay. On commission, the salon takes the client payments and pays the stylist a percentage, often as an employee. This template is for booth rental only.

Does signing this make the stylist self-employed?

Not by itself. Tax and employment authorities look at how the relationship works in practice — who sets prices, hours and methods, who takes payments and who supplies tools. The template is written for a genuinely independent renter, but local law decides.

Can the renter take their clients when they leave?

Yes. The template says clients and client records belong to the renter, lets them tell clients where they are moving, and has the salon pass on enquiries for 30 days.

Is a booth rental agreement signed online valid?

In most countries, including the US (ESIGN Act and UETA), the UK, the EU (eIDAS) and Canada, an electronic signature is generally valid for an ordinary contract like this one. VergeHR keeps an audit trail and a Certificate of Completion with the signed PDF.

Is this template free?

Yes. The template is free to use with the eSignature app in VergeHR, and the booth renter doesn't need a VergeHR login to sign.
